There are 52 freehold titles and nearly a hundred paddocks here and with extensive shedding and silos, the property has mainly been engaged in growing lucerne but the property can easily grow barley and canola crops.

Bulgary Station has three separate sheep yards and a large cattle yard; it also contains a recently renovated shearing shed, which was extended in the early 1990s. On the South end of the property a permanent water source, Old Mans Creek, runs along Bulgary for 17 kilometres. While to the North of the property, Bulgary enjoys a full 26 kilometres of frontage to the Murrumbidgee River. This station has licenses for both ground water and Murrumbidgee River irrigation, which makes this property great for business and lifestyle opportunities.

The climate makes the property additionally attractive. This part of NSW receives an average annual rainfall of 475-500mm, far more than land further west. This gives the Station large potential for crop production. The current owners have laser levelled two and a half thousand acres in preparation for flood irrigation and have prepared the area for being able to grow crops, lucerne, grain and forage.

Three of homesteads are on the banks of the river – Innisfail, a 1950s built rendered brick home with its wide veranda and river-watered gardens feels like a grand cottage. The Island Bend homestead is a four-bedroom residence, renovated to include a walkway to a separate managers office. And to the north east the Bulgary homestead is accompanied by shearers quarters and a five bedroom shearers bunk house. The diamond on the property has the Hill Plain Executive homestead with guesthouse. Designed in the early 1900s it is a Provincial French home-styled home with terracotta tiled floors live the open plan living and dining area with plenty of light streaming through the French doors and windows.

Bulgary Station is currently for sale by international tender. Tenders closed Friday October the 24th at noon. For more information on the property or to get a copy of the Memorandum and Tender Documents contact John Davies on 1300 731 926.
